In December 2006, CityWorks, Inc. was designated the redeveloper of a 4.5 acre parcel of land in the residential section of Midtown in Neptune, NJ. The property, a former school site, was bought by the Township of Neptune from the township's school district in order to address the wishes of area residents to minimize underutilized properties and to provide recreational opportunities for neighborhood children. CityWorks has partnered with Interfaith Neighbors of Asbury Park to create a development plan that provides "Street Affordable" residential units that are attractive, quality built, with a design that forges a relationship with the existing community.
The Ridge Avenue project will create 75 units of housing including 48 for sale condominium units, 20 single family homes and 7 townhouse style rental COAH units. In addition, the plan includes a system of "Pocket Parks", pedestrian walkways and well lit secure environs to complete the sense of "Place". This sense of place is further enhanced by the total absence of on-street parking within the planned area. Garages and driveways are included in each of the detached units with below structure parking incorporated into the design for the multi-family structures. The pocket parks will be strategically placed at the corners of the redevelopment area to be shared by both the current residents and the future residents.
As a stand alone residential project, the Ridge Avenue Project does not fit into the commercial/retail development focus that defines the CityWorks mission. However, when CityWorks assessed a number of factors, such as Ridge Avenue's proximity to the West Lake Avenue mixed use project (within ½ mile), the local community support and the prospect to stabilize a neighborhood, we realized it was an opportunity CityWorks could not refuse.
The project affords CityWorks the opportunity to create "Street Affordable" residential units and stabilize a neighborhood which will ultimately provide a strong consumer base for West Lake Avenue. In addition, the ability to partner with Interfaith Neighbors meets another element of the CityWorks mission, that of strengthening a local community development corporation. Establishing this partnership was a determining factor in our pursuit of the project.
Interfaith Neighbors is a 501 ©3 organization who has long been a provider of affordable single family homes and vital social services in the Neptune/Asbury community. Interfaith will develop the HOME and COAH units.
